Building Homes and Relationships That Last

Schultz Miller is a Seattle-based, premier builder of high-end homes. In 1981, we started our business with a simple but distinctive idea: Make the experience of building a home predictable, positive, and timely. Our projects have included new construction from small houses to estates; remodels and condominium improvements of every size and scope; and home service jobs from cleaning gutters to replacing windows. Forty years later, our promise remains unchanged: To provide our clients with a construction experience as exceptional as the homes we build.

Unmatched Client Service

To every job, we bring a dedication to superior craftsmanship, a commitment to open collaboration, and—above all—an unmatched level of client service. Time and again we hear from clients, architects, and subcontractors that what sets us apart is our total devotion to customer satisfaction.

An Exceptional Building Experience

Building or remodeling a home is a team effort. Our goal is to work together in a positive, productive, and non-adversarial manner to deliver not just a great product but also a satisfying collaborative experience. Your peace of mind is paramount. We manage the building process to be efficient with your time, low on stress, plus fun and rewarding as well.

“I can honestly say that in all my many years of being around construction, I have never experienced a construction project that was a more pleasant experience.”

— G.S., client

“Everything they’ve promised us, they’ve done – and more.”

— R.R., client

Integrity at Every Level

We are committed to honesty, accountability, and respect in everything we do. In four decades of business, we have never had a lien placed on a job, never been sued, and never been in litigation of any kind. It’s a rare achievement in the construction field and a testament to the value we place on integrity at every level.

The Right Team for Every Project

We don’t believe in a one-size-fits-all approach. Instead we tailor a dedicated team that is the right size and has the right skills and experience for the job. A remarkable number of us have been with Schultz Miller for more than ten years. Many of us have been working together for decades. No matter the size of your project, you’ll have the perfect team for your job and the whole company behind you.

“The level of professionalism, the attention to detail, and the quality of the craftsmanship has just been great. Frankly, that’s why we went to Schultz Miller.”

— J.V., client

Open Communication

We are committed to complete transparency and honest communications, starting with our preliminary estimates, which are always fair and accurate. We never bid low just to get a job. We are an “open book” contractor: All bids, invoices, and labor hours are available for your review. We track projects in an easy-to-understand yet comprehensive way, presented according to the logical sequence of construction, with subtotals at critical stages that allow you to manage how you spend your money.

Value Engineering

We engage in value engineering throughout the building process. During pre-construction, we like to review a design for constructability and code compliance and to offer value-engineering suggestions. This effort can be a major time and cost saver. Once construction begins, we stay focused on cost control. Everyone on the team is encouraged to look for creative solutions and to speak up with suggestions.

“Our society is plagued by ‘throw-away-ism’ in buildings and objects, celebrating the inessential. Schultz Miller is a builder that understands the value of craft and the idea of creating long-term value.”

— Nils Finne, architect

Building for Sustainability

Building homes that last means paying attention to energy and resource efficiency, durability of materials, tightness of construction, indoor air quality, and homeowner comfort – key aspects of green building. On all of our jobsites, we recycle as much construction debris as possible. Our projects have included a host of green building elements, including geothermal heating systems, solar electric and hot water systems, hydronic radiant heat, rainwater collection, reclaimed lumber, green roofs, and permeable concrete paving.

A Jobsite Your Neighbors Will Appreciate

We understand how important it is for a jobsite to be safe, orderly, and as unobtrusive as it can be. We have considerable experience at managing job sites on tight urban lots; in condominium buildings; in established neighborhoods; on steep slopes; and in sensitive waterfront locations. We are extremely mindful of privacy issues involving both our clients and their neighbors.

“They’re so accommodating, so professional, and so easy to work with. I don’t know how you put a dollar value on that, but it’s big.”

— A.S., client
